Another area where Champion Genesis leaves something to be desired is the water heater.  The Jefferson II was delivered with a 30 gallon electric water heater.  Leaving aside the fact that the incoming cold water supply line was stubbed into the floor and never connected to anything and the outgoing hot water line was also not connected to the rest of the house, the size of the water heater in this three bedroom, two and one half bath home was guaranteed to leave someone with a cold shower every day.

The water heater should provide enough hot water at the busiest time of the day. The ability of a storage water heater to meet peak demands for hot water is indicated by its "first hour rating." This rating accounts for the effects of tank size and the speed by which cold water is heated.  Common sense tells you that a thirty gallon electric water heater can’t meet the needs of a three bedroom, two and one half bath home.  Now most modular builders know this and provide water heaters that will meet the demand, however, Champion Genesis is not one of them.

Obviously Champion Genesis has not reviewed the information provided by American Council for an Energy-Efficient Economy.  To determine your family’s peak-hour demand, use this worksheet. Demand water heaters should be sized according to the required gallons per minute flow rate and temperature rise required for your largest expected hot water usage, the shower.  Look for a water heater that satisfies your hot water needs, as opposed to picking the smallest and the cheapest, as in the case of Champion Genesis.

Also, locate the water heater on the first or ground floor, unlike Champion Genesis who locates it on the second floor.  Since water flows downhill, when and if the tank leaks, the water will end up downstairs, only it won’t take the stairs, it will take the shortest route through the ceiling.  You should also expect the incoming and outgoing lines to the water heater to be connected and in working order, which they would be with most modular builders, the exception being Champion Genesis.

For those of you looking for a good modular home, take the time to read these posts before making your decision.
