Once you decide on a responsible modular home manufacturer, almost anyone other than Champion, the most important task you have is to specifically define, as well as you possibly can, what you want in your home.  Do not get caught in the trap of, “We’ll worry about that later.”

Anywhere in your plans where you see the words, “Allowance,” To be specified,” Verify with owner,” or any other general specification that is not specific in nature, LOOK OUT!  Those terms translate into “Get out your Checkbook!”  Set aside blank checks every time someone tells you “We will worry about that later.”  Concern yourself with the selection process at the very beginning, not later.  Later means, additional cost, more stress and time delays.  Later means, that it may not turn out the way you had envisioned it when you first started.

You are going to invest tens of thousands of dollars, perhaps hundreds of thousands and you should be prepared to invest considerable time up front clearly defining what it is you expect, down to the last detail, leaving nothing to chance or change orders.  If you plan accordingly, you will not have to compromise or end up unhappy with the way something turned out and have to live with it as long as you live in the house.

Take your time and follow through on every detail before signing on the bottom line, you will not be disappointed when you move in to your new home.

More to follow…

I don't know how this blog website works but I have been through the most horrendous 2 years with a Champion dealer and am now trying to get Champion to step up to the plate and rectify the problems that generated in their factory. I would never recommend Champion to anyone. If you can do a blog, how do we get one going for unscrupulous dealers?

        B. Harness,

Would you mind expanding on the nature of the problems you have encountered with your home, the dealer and the Champion factory?  Additionally, which area of the country and which factory built your home?
With the additional information from you, I would post an entry describing your experience with Champion and the dealer.
Readers generally start by reading the entries and then follow-up by reading the comments from other readers as well as  replies to the comments.
An entry detailing your experience would allow more people to know what to expect when dealing with Champion and their dealers.
Please consider posting another comment with more details.  Also, even though it doesn't help, I can indentify with the frustration that comes from dealing with Champion!

I am looking for a sample modular/manufactured home contract, examples of a good contract and/or bad contract. Any input could be emailed to cheryl_young@comcast.net. THanks so much.
